Farm with a ready-to-live-in house, 1 hectare – Cafede, Castelo Branco
The property comprises a ready-to-live-in house (suitable for habitation and currently being registered), an agricultural annex, olive trees, fruit trees, a wooded area, water from two wells (one for household consumption and the other for irrigation), 1 hectare of land, and borders a stream that runs year-round.
- The house has approximately 40m² of footprint and its interior is an open-plan space divided into two floors by a mezzanine, with a kitchen area, living room, and a beautiful pellet stove on the ground floor (6 kW Delba). The kitchen was custom-made by a local carpenter at the end of 2024 and features a solid oak countertop. On the first floor, there is a private area with a bedroom and an office space.
- Several improvements have been made to the house (raised roof with thermal insulation, intermediate wooden floor, double-glazed windows and doors, wooden kitchen). The upstairs windows let in plenty of light, while the thick stone walls keep the ground floor cool in summer. All these windows have insect screens.
- Light is supplied through a 2024 system of four 460-watt solar panels and a 2024 Aferiy P310 power station (battery, inverter and battery management in a single device) with 3.84 kWh of storage (LiFePO4 battery, expandable to 11.52 kWh) and a maximum power output of 3600 watts.
- There is also an older solar system (three panels, inverter and battery) that powers the annex next to the house. This system is used to charge power tools.
- Water is supplied through the upper well. It is pumped by a submersible pump, powered by another solar system (one panel, inverter and battery) which pumps it to an IBC tank located in a higher area of the property. The water then flows into the house by gravity. Upon reaching the house, the water passes through an Aqualogic XXL filtration system (5-micron PP, carbon granules, and a washable filter with ultramembranes (0.01 micron with a 6-log reduction in bacteria)). Therefore, the tap water is potable.
- The house has a separate bathroom, built in late 2024. It has its own solar power system (a 460-watt solar panel, a 250 Ah AGM battery, and an inverter). It also has an Einhell water pump, three interconnected IBC tanks for rainwater, an Atlas water filter (25-micron PP with carbon granules inside), an Ariston Next Evo gas water heater (so that the comfort of a hot shower is not lacking), and a Trobolo composting toilet.
- At the top of the property, there is also a wooden storage annex, which also has water and electricity. And a van-style storage unit, which is used to store construction materials and other items. Agricultural tools (not roadworthy).
- The land is divided into several flat terraces, allowing for various areas for agriculture, animal husbandry, gardening, and leisure areas.
- Local shops are less than 5 minutes away in Palvarinho, and the rest – supermarkets, restaurants, schools, industrial area, and highway access – are just a 10-minute drive away in Castelo Branco.
- Access is good for any type of vehicle; however, it is useful to have a car with higher ground clearance. The access road is regularly maintained annually.
